Nach den in § 267 HGB angegebenen Größenklassen ist die Gesellschaft eine kleine Kapitalgesellschaft. Die handelsrechtlich zulässigen, größenabhängigen Erleichterungen bei der Aufstellung des Anhangs wurden teilweise in Anspruch genommen.

II. Angaben zu den Bilanzierungs- und Bewertungsmethoden

Die auf die Posten der Bilanz und der Gewinn- und Verlustrechnung angewandten Bilanzierungs- und Bewertungsmethoden sowie deren Gliederung entsprechen den deutschen handelsrechtlichen Vorschriften für
Kapitalgesellschaften sowie den Regelungen des GmbH-Gesetzes unter Beachtung der Grundsätze
ordnungsmäßiger Buchführung und Bilanzierung.

Die in den Vorjahren angewandten Bilanzierungs- und Bewertungsmethoden wurden beibehalten. Aktivierungs- bzw. Passivierungswahlrechte wurden nicht in Anspruch genommen.

Die Immateriellen Vermögensgegenstände und Sachanlagen wurden mit den Anschaffungskosten, vermindert um planmäßige lineare Abschreibungen bilanziert. Geringwertige Wirtschaftsgüter mit Anschaffungskosten bis zu EUR 800 wurden im Jahr des Zugangs in voller Höhe abgeschrieben und als Abgang gezeigt.

Die Finanzanlagen wurden zu Anschaffungskosten oder - bei dauerhafter Wertminderung - mit dem niedrigeren beizulegenden Zeitwert angesetzt.

Die Forderungen und sonstigen Vermögensgegenstände sowie die übrigen Aktiva wurden mit dem Nominalwert bzw. mit dem niedrigeren beizulegenden Wert bilanziert.

Die sonstigen Rückstellungen decken alle bis zur Aufstellung des Jahresabschlusses erkennbaren Risiken aus ungewissen Verbindlichkeiten in Höhe des Betrages ab, der zu ihrer Erfüllung nach vernünftiger kaufmännischer Beurteilung erforderlich ist.

Die Bewertung der Verbindlichkeiten erfolgte zu den Erfüllungsbeträgen.

III. Anteilsbesitz

Die nachfolgende Aufstellung enthält eine Übersicht des Beteiligungsbesitzes im Sinne von § 271 Abs. 1 HGB (Beteiligungshöhe mindestens 20%):

IV. Angaben zur Bilanz

Die Gesellschaft hat dem Geschäftsführer, Herrn Lars Hinrichs, Kredite zum Erwerb bzw. zur Herstellung von Immobilien gewährt. Die Kredite valutierten zum Bilanzstichtag mit insgesamt EUR 28.132.587,57 (31.12.2019: EUR 28.262.587,57). Die Laufzeit ist unbestimmt, eine Kündigung ist von den Parteien jederzeit mit einer Frist von drei Monaten möglich. Die Verzinsung erfolgte im Geschäftsjahr 2020 in marktüblicher
Höhe nach Maßgabe der MRI-Zinsstatistik der Deutschen Bundesbank (unbesicherte Wohnungsbaukredite an private Haushalte - Neugeschäft).

Verbindlichkeiten gegenüber dem zuvor genannten Geschäftsführer in Höhe von EUR 123.836,51 (31.12.2019: EUR 843.556,28) werden als gesonderte Bilanzposten gem. § 265 Abs. 5 des Handelsgesetzbuches unter den Verbindlichkeiten ausgewiesen.

Die sonstigen, nicht in der Bilanz erscheinenden finanziellen Verpflichtungen entfallen im Wesentlichen auf die üblichen Verpflichtungen aus Dauerschuldverhältnissen (Miet-, Leasing-, Wartungs- und Versicherungsverträge).

V. Sonstige Angaben

Die Gesellschaft beschäftigte im Geschäftsjahr 2020 einen Arbeitnehmer.

Alleinvertretungsberechtigter Geschäftsführer im Geschäftsjahr 2020 war Herr Lars Hinrichs, Hamburg.
