Anhang

Allgemeine Angaben

Die Thelen Immobilien GmbH hat ihren Sitz in Essen und ist eingetragen im Handelsregister beim Amtsgericht Essen (Reg.Nr.: HRB 20114).

Die Erstellung des Jahresabschlusses erfolgte nach den Vorschriften des Handelsgesetzbuches.

Ergänzend zu diesen Vorschriften waren die Regelungen des GmbH-Gesetzes zu beachten.

Angaben, die wahlweise in der Bilanz, in der Gewinn- und Verlustrechnung oder im Anhang gemacht werden können, sind insgesamt im Anhang aufgeführt.

Für die Gewinn- und Verlustrechnung wurde das Gesamtkostenverfahren gewählt.

Nach den in § 267 HGB angegebenen Größenklassen ist die Gesellschaft eine kleine Kapitalgesellschaft. Der Jahresabschluss wurde nach den für kleine Kapitalgesellschaften geltenden Vorschriften erstellt. Bei der Aufstellung des Jahresabschlusses wurde von den größenabhängigen Erleichterungen der §§ 264, 266 Abs. 1 S. 3, 274a, 276, 288 HGB teilweise Gebrauch gemacht.

Angaben zur Bilanzierung und Bewertung

Bilanzierungs- und Bewertungsgrundsätze

Für die Erstellung des Jahresabschlusses waren die gegenüber dem Vorjahr unveränderten Bilanzierungs- und Bewertungsmethoden maßgeblich.

Das Sachanlagevermögen wurde zu Anschaffungs- bzw. Herstellungskosten angesetzt und, soweit abnutzbar, um planmäßige Abschreibungen vermindert.

Die planmäßigen Abschreibungen wurden nach der voraussichtlichen Nutzungsdauer der Vermögensgegenstände linear vorgenommen.

Forderungen, sonstige Vermögensgegenstände und Guthaben bei Kreditinstituten sind mit dem Nennwert bilanziert.

Die Rückstellungen wurden für alle ungewissen Verbindlichkeiten gebildet. Dabei wurden alle erkennbaren Risiken berücksichtigt. Der Ansatz erfolgt in Höhe des nach kaufmännischer Beurteilung notwendigen Erfüllungsbetrages.

Verbindlichkeiten wurden zum Erfüllungsbetrag angesetzt.

Angaben und Erläuterungen zu einzelnen Posten der Bilanz und Gewinn- und Verlustrechnung

Von den ausgewiesenen Forderungen entfallen 3.297.710,91 € (Vorjahr: 2.937.881,00 €) auf solche gegen verbundene Unternehmen und betreffen mit 3.297.702,55 € (Vorjahr: 2.937.872,99 €) auf solche gegen Gesellschafter.

Von den Verbindlichkeiten haben 2.184.206,22 € (Vorjahr: 2.234.050,96 €) eine Restlaufzeit von bis zu einem Jahr. Verbindlickeiten mit einer Restlaufzeit über einem Jahr bestehen in Höhe von 3.410.453,15 € (Vorjahr: 4.655.831,04€).

Die Verbindlichkeiten bestehen in Höhe von 93.542,29 € (Vorjahr: 194.067,40 €) gegenüber Gesellschafter.

Verbindlichkeiten in Höhe von 4.630.848,42 € (Vorjahr: 5.844.207,66 €) sind gesichert durch Eintragung von Grundschuld auf betriebliche Grundstücke sowie Abtretung von Miet- und Pachtzinsforderungen.

Die sonstigen betrieblichen Aufwendungen entfallen mit 320 T€ auf Aufwendungen aus Forderungsverlusten und mit 2.788 T€ aus Aufwendungen aus Instandhaltungsmaßnahmen. Die sonstigen betrieblichen Erträge entfallen mit 148 T€ auf Erträge aus der Herabsetzung von Einzelwertberichtigungen.
